Now is the time to buy a home. Unfortunately, there are plenty of homes on the market for house hunters to choose from. If you are looking to sell your home, it is important to actively attract buyers rather than sit and wait for them to come to you. This can be done in many ways, some of which include clean landscaping, an attractive exterior, and an appealing interior.
The simplest way to draw buyers to your home is to make it look like just that: a home. If you have a yard, make sure the grass is trimmed and well-watered. Planting flowers, especially colorful ones, will draw people's attention and put them in an overall better mood. The best part about touching up the landscaping is that it only costs an afternoon with the lawnmower and a trip to the local garden store. Nobody will entertain the idea of moving into a home if it looks like it has been neglected in any way.
Just as overgrown grass conveys neglect, so does a poorly painted house. If the paint is chipping, it is absolutely necessary to either touch up the troubled areas or repaint the entire house. Consider painting the house a neutral color. Many people like living in brightly painted houses, but others do not want anything that stands out too much. Each gallon of paint can cover between 200 and 450 square feet of wall depending on whether you need 1 or 2 coats and costs about $15-$40 per gallon.
Though the interior of a home is the most costly to renovate, these renovations have the most potential to raise your asking price significantly. The three most effective areas of a house to fix up are the kitchen, bathrooms, and floors. It is important that all of the appliances in the kitchen are in working order. The countertops and cabinets must also be in good condition. It is hard to find more space for additional counters, but oftentimes space can be found for extra cabinets - which are always a plus.
As with the kitchen, the bathroom(s) also need everything in working order and in good repair. A relatively inexpensive way to make a bathroom feel much more luxurious is by installing a new shower head. This can turn a house with a standard bathroom into a house that potential buyers refer to as "the one with the nice shower".
Possibly most important for making your home attractive are the floors. Hardwood floors, costing between $2-$6 per square foot, can raise home value immensely; however, they may take a long time to install if you wish to do it yourself and becomes costly if you hire a contractor. Well-maintained carpets are also important. If you have carpets in your home that are either torn or worn out, you may want to think about getting them replaced. Mid-level carpets cost between $10-$15 per square yard.
If you decide to hire a contractor to do any of the work outlined above, make sure to do your research. You should only hire people who have extensive experience with the task that you are asking them to do. Also, if the contractor cannot show you any prior work that they have done, you may want to rethink hiring them.
